Cummings-Goolsby Residence

This Residence near the Arboretum, was originally a 1 story bungalow.

The building was tore down to the 1 st floor, the original brick was removed cleaned and stored at the site. Pin piles were placed along the east/alley elevation to support the foundation that had shifted down hill.

The lower floor was also remodeled, for a new bedroom and all new utilities, effectively creating a new 3 story home with 3 bedrooms and 3 baths.

Some of the details created; site built bent curved handrail for the stairs; 26 foot clear story columns; laundry chute integrated into the stair system and curved rafter tails.

Near Seward Park, on Lake Washington.

MLWgc was contracted to add a 4thstory addition to this Lake Washington residence.

This addition shows an extensive knowledge of framing to finish.

In addition to the complicated framing, starting with carrying the structural loads down 3 floors to the foundation, there were also the of access from the 3rd floor via a spiral staircase.

A separate heating/cooling system was needed and resulting duct work was installed into the floor framing.

The roof lines and the interior finish work that followed those roof lines was a fun challenge.

There was also an addition to the carport, with of GLBeams.

This hallway and flagstone was extended to allow new access to the new bathroom suite through door at its end.
